Most of this site describes an organisation that does not exist yet, because TASFGA is pre-incorporation and saying otherwise would be a lie. That makes it hard for a reader to tell whether anything is actually being done. This page is the answer to that: the work that exists, with the date it was published and a link to it.

The distinction it draws is the one TASFGA asks of every body it reviews. The Formation Ledger lists what has been promised and has not been delivered. This page lists what has been delivered. An organisation that keeps those two lists separate can be held to both; one that merges them cannot be held to either.

  1. Standard

    Focus 1 Governance Rubric v1.0

    The first published TASFGA rubric: the dimensions scored for residential community associations, the inputs behind each, the letter bands, and the bias controls. Published in full except the calibration constants, with the reason for that exception stated in the document rather than left implicit.

  2. Review practice

    Seven review practices published

    Seven versioned sets of review points — financial, elections, records, procurement, member speech, data governance, and vendor credentials. Each tests a governed body’s own documents against its own governing instrument, using records a member or the public can already obtain. Published in advance so an entity can see what it would be asked before it is asked.

    The 50-State Managing-Agent Licensure Gap (working paper v0.2)

    A survey of all 50 states and the District of Columbia on licensure, bonding, registry, reserve, and disciplinary authority over condominium and cooperative managing agents, with a six-state peer comparison and a crosswalk mapping each New York gap to the state that closed it. A draft, versioned as one.

    Ombudsman bill ledger — nine sessions, no floor vote

    A session-by-session record of every New York co-op/condo ombudsman bill introduced since 2009, each linked to the Senate legislative record. Nine consecutive sessions; every version died in committee. This is the evidence behind the figure cited on the home page, published so the figure can be checked rather than taken.

    Formation Ledger opened

    The organisational artifacts TASFGA has not yet filed — certificates of incorporation, Forms 1023 and 1024, bylaws, conflict-of-interest and whistleblower policies, the Council charter, the board roster — listed with their status and the commitment to publish each in full when it exists. An accountability body that will not disclose its own formation has no standing to ask anyone else to disclose anything.

  6. Editorial

    Corrections log opened

    A permanent public log, opened empty. Every correction TASFGA issues will be recorded here with the date, the affected page, the nature of the error, and its source. Entries are never silently edited or removed. It currently records no corrections, which is a statement of record rather than a claim of infallibility.

    Press room and media kit

    Boilerplate at three lengths, a fact block, founder biography, logo files, and the republishing policy — so a reporter on a deadline can describe TASFGA accurately without an interview and without guessing.

  8. Standard

    Model Financial Disclosure Standard v0.1 (draft)

    An early draft of the minimum annual financial disclosures a residential community association should make to its owners, written to be adoptable by a legislature, a city council, or a board without modification. Published as a draft, at v0.1, so that it can be argued with.

What is not on this page

No certification programme, because none has been built — see what we would credential for the proposal and the reasons against parts of it. No membership, no engagements, no seated board, no Accountability Council, no incorporated entity. Field research for the founding area of focus is published separately, and continuously, at condoscoopsnyc.org; it is not duplicated here.
